Unusable Doors and Dock in Ottawa Warehouse
The property manager at this Ottawa warehouse needed to update the older unit in preparation for a new tenant moving in. The issues that they were having were:
- The old dock leveler was damaged beyond repair.
- One of the old overhead sectional doors was in poor condition and unsafe to use.
- The old man/passage door was inoperable and posed a health and safety risk.
- There were no dock seals on the overhead doors resulting in cold drafts and high energy use in the winter when the dock was in use.
Damaged Overhead Door Repaired
Updating an Ottawa Warehouse’s Dock Leveler, Overhead Door and Passage Door
To get their warehouse updated and ready for the new tenant, they contacted Northern Dock Systems, who installed the following:
- (1) Blue Giant Hydraulic Dock Leveler to replace the dock was damaged beyond repair. In addition, hydraulic dock levelers are easier for tenants to operate with a push of a button rather than having to bend over and use a pull chain. Furthermore, because hydraulic docks have fewer moving parts than mechanical dock levelers, reducing maintenance costs and the likelihood of breakdowns.
- (1) Insulated Steel Overhead Door to replace the unsafe door and create a uniform appearance with the other overhead doors.
- (2) Blue Giant Head Curtain Dock Seals to improve energy efficiency by creating a tight seal around trailers when the dock is in use. In addition, to improving overall curb appeal.
- (1) Passage door and frame, complete with a panic bar, closer, pull handle, weather strip, and threshold.
As a result of the updates, the property manager was able to charge more per square foot when leasing the warehouse, increasing its profitability by providing new equipment.
